Ekonomi - Bajet 2018

Assalamualaikum dan salam sejahtera.

Hari ni baru la Qiya sempat update entry berkaitan ekonomi negara kita iaitu Bajet 2018.


Bajet 2018 Malaysia


Jumlah peruntukan bajet 2018 adalah sebanyak RM280.25 bilion, meningkat daripada RM260.8 bilion pada 2017, dengan RM234.25 bilion untuk perbelanjaan mengurus dan RM46 bilion untuk perbelanjaan pembangunan.

Di bawah peruntukan pembangunan, sektor ekonomi menerima agihan tertinggi sebanyak RM26.34 bilion, sektor sosial (RM11.72 bilion), keselamatan (RM5.22 bilion) dan sektor pentadbiran am (RM2.72 bilion).

Defisit fiskal dijangka terus mengecil kepada 2.8 peratus pada 2018 daripada 3 peratus pada 2017.

Kutipan hasil Kerajaan Persekutuan pada 2018 dijangka meningkat kepada RM239.86 bilion pada 2018 atau daripada RM219.7 bilion pada 2017.

Jumlah pelaburan dijangka meningkat sebanyak 6.7 peratus atau menyumbang 25.5 peratus daripada Keluaran Dalam Negara Kasar (KDNK) pada 2018.

Pelaburan swasta dijangka meningkat kepada RM260 bilion pada 2018 daripada RM230 bilion pada 2017.

* Hasil Kerajaan Persekutuan 2018 dijangka mencecah RM239.86 bilion.

* Peruntukan sebanyak RM200 juta kepada Amanah Ikhtiar Malaysia (AIM), menjadikan jumlah pembiayaan keseluruhan AIM mencecah RM2.7 bilion yang memanfaatkan hampir 400,000 peminjam.

*Peruntukan RM6.5 bilion kepada kelompok pesawah, petani, peladang, nelayan, pekebun kecil, penternak dan penoreh getah, termasuk RM2.3 bilion bagi bantuan dan insentif seperti baja dan input pengeluaran kepada pesawah, pekebun kecil, getah dan nelayan.

* Tahun 2020 diisytiharkan sebagai Tahun Melawat Malaysia di mana Malaysia akan menjadi tuan rumah antaranya kepada APEC, WCIT dan CHOGM.

* RM2 bilion diperuntukan kepada Tabung Pelancongan PKS sebagai pinjaman kepada pengusaha pelancongan dengan memberi insentif subsidi kadar faedah dua peratus.

* Menambah RM1 bilion kepada Tabung Pembangunan Infrastruktur Pelancongan sebagai pinjaman mudah.

* Peruntukan RM30 juta disediakan kepada Malaysian Healthcare Travel Council untuk melaksanakan beberapa perkara termasuk mempromosi Malaysia sebagai Hab Rawatan Kesuburan, termasuk IVF dan Kardiologi Asia dan memperkenalkan program Flagship Medical Torism Hospital.









* Pembinaan projek East Coast Rail Link (ECRL) yang menghubungkan Pelabuhan Klang ke Pengkalan Kubor, Kelantan bermula Januari 2018.

* Mempercepatkan pembinaan MRT3 atau Circle Line, dijangka siap pada 2025, lebih awal berbanding 2027.

* Pulau Pangkor, Perak diisytiharkan sebagai Pulau Bebas Cukai, tetapi tidak termasuk barang-barang seperti minuman keras, rokok dan kenderaan bermotor.

* Membangunkan Special Border Economic Zone di Bukit Kayu Hitam untuk merancakkan ekonomi di bahagian Utara.

* Peruntukan RM1 bilion diperuntukan kepada Tabung Pengangkutan Awam bagi modal kerja dan pembelian aset seperti bas dan teksi.

* RM45 juta peruntukan untuk mewujudkan satu sistem kawalan biometrik bagi memantau pemanduan perkhidmatan bas ekspres.

* Menaik taraf Lapangan Terbang Antarabangsa Pulau Pinang dan Lapangan Terbang Antarabangsa Langkawi.

* Pembinaan baharu Lapangan Terbang Mukah dan pembesaran Lapangan Terbang Kota Bharu dan Sandakan.

* Skim Amanah Dana Anak Malaysia 2050 (ADAM50) diperkenalkan dengan memberi Dana Tabungan Permulaan sebanyak RM200 melalui unit Amanah Saham PNB kepada anak Malaysia yang lahir mulai 1 Jan 2018 sehingga 2022.

* Sebanyak RM250 juta diperuntukan untuk pendidikan generasi TN50, termasuk menubuhkan pusat Sains, Teknologi dan Kejuruteraan dan Matematik (STEM), mempertingkatkan modul Computer Science termasuk program Coding dan menaik taraf 2,000 kelas menjadi Bilik Darjah Pintar Pembelajaran Abad ke-21.

* Peruntukan RM2.2 bilion bagi pemberian biasiswa Jabatan Perkhidmatan Awam, Kementerian Pendidikan Tinggi dan Kementerian Kesihatan.

* Membina 14 kompleks sukan baharu di seluruh negara dengan kos RM112 juta.

* Peruntukan RM61.6 bilion disediakan untuk sektor pendidikan termasuk RM654 juta bagi membina empat pra sekolah, sembilan pusat PERMATA termasuk dua pusat baharu untuk kanak-kanak autisme, 48 sekolah rendah, menengah dan kolej vokasional serta sebuah matrikulasi.

* Pelanjutan diskaun bayaran balik pinjaman PTPTN sehingga 31 Disember 2018.

* Peruntukan RM4.9 bilion untuk melaksanakan Pelan Induk TVET Malaysia.

* Peruntukan RM6.5 bilion untuk penyediaan instruktur asas terutama di luar bandar.

* Peruntukan RM1 bilion melalui SKMM bagi membangunkan infrastruktur komunikasi serta kemudahan jalur lebar di Sabah dan Sarawak.

* Peruntukan RM300 juta untuk program NBOS termasuk pembinaan UTC baharu, Blue Ocean Entrepreneur Township dan Mobile OTC.

* Mengembalikan wang ses yang telah dibayar peneroka getah yang membuat tanaman semula kelapa sawit, dari 2010 hingga 2016.

* Peruntukan RM14 bilion untuk Angkatan Tentera Malaysia, hampir RM9 bilion untuk Polis Diraja Malaysia dan lebih RM900 juta kepada Agensi Penguatkuasaan Maritim Malaysia.

* Peruntukan RM3 bilion untuk pembelian dan penyelenggaraan aset pertahanan.

* Peruntukan RM720 juta bagi pembinaan 11,000 ibu pejabat dan enam balai polis serta pembelian kelengkapan senjata api dan kenderaan operasi.

* Pembinaan 10,000 unit Perumahan Penjawat Awam 1Malaysia-PDRM (PPA1M-PDRM)

* Peruntukan RM250 juta kepada ESSCOM bagi mempertingkatkan kawalan keselamatan di kawasan sempadan Sabah dan Sarawak.

* Peruntukan RM2.5 bilion, iaitu yang tertinggi pernah diberikan untuk biasiswa pengajian tinggi dan latihan di bawah MARA.

* PNB membuat pengagihan khas sejumlah RM1.5 bilion unit tambahan Amanah Saham 1Malaysia untuk masyarakat India, terhad kepada 30,000 unit setiap pelabur.

* Bantuan sebanyak RM3,000 kepada ibu bapa masyarakat Orang Asli sebagai perbelanjaan persediaan anak-anak mereka memasuki institusi pengajian tinggi.

* Kadar cukai pendapatan individu pemastautin dikurangkan dua mata peratusan bagi banjaran pendapatan bercukai antara RM20,000 hingga RM70,000.

* Peruntukan RM3.9 bilion subsidi barangan dan pengangkutan termasuk gas memasak, tepung, minyak masak, subsidi elektrik dan tol.

* 50 Kedai Rakyat 1Malaysia akan distruktur semula sebagai Kedai Rakyat 1Malaysia 2.0 dan diperluaskan kepada 3,000 KR1M 2.0 dalam tempoh tiga tahun.

* Mulai 1 Januari 2018, kutipan tol di Batu Tiga Shah Alam dan Sungai Rasau, Selangor, tol di Bukit Kayu Hitam, Kedah dan tol di Fastern Dispersal Link, Johor dimansuhkan.

* Kerajaan akan mengkaji semula kos pengambilan pembantu rumah asing supaya dapat dikurangkan pada masa hadapan, memberi pilihan kepada majikan mengambil pembantu rumah asing secara langsung daripada sembilan negara sumber, tanpa melalui ejen.

* Peruntukan RM2.2 bilion untuk merancakkan usaha pemilikan rumah untuk rakyat termasuk membina Projek Perumahan Rakyat, Rumah Mesra Rakyat dan program PR1MA yang berharga RM250,000 ke bawah.

* Peruntukan RM27 bilion untuk menyediakan perkhidmatan kesihatan yang berkualiti.

* Peruntukan geran sepadan RM245 juta di bawah Dana Strategik Pelaburan Domestik bagi menaik taraf kemudahan Smart Manufacturing.

* Peruntukan RM5 bilion di bawah Skim Pembiayaan Teknologi Hijau bagi menggalakkan pelaburan industri teknologi hijau.

* Melaksanakan Program Non-Revenue Water untuk mengurangkan kadar purata kehilangan air dengan kos RM1.4 bilion

* Peruntukan RM1.7 bilion kepada warga emas, OKU dan kanak-kanak.

* Untuk penjawat awam, kenaikan pangkat time-based kali kedua untuk kedua untuk kumpulan pelaksana bagi tempoh 13 tahun selepas kenaikan kali pertama.

* Penjawat awam wanita yang mengandung lima bulan ke atas dibenarkan pulang awal sejam, manakala suami yang bekerja kerajaan juga dibenarkan berbuat demikian dengan syarat suami dan isteri bekerja di lokasi berdekatan.

* Bayaran khas one-off RM1,500 kepada 9,800 ketua kampung dan Tok Batin dengan RM1,000 dibayar pada Januari 2018 dan selebihnya sebelum Aidilfitri.

* Lebih 65,000 imam, bilal, guru KAFA, guru takmir dan tok siak mendapat bayaran khas RM1,500 dengan RM1,000 dibayar pada Januari 2018 dan selebihnya menjelang Hari Raya Aidilfitri.

* Bayaran khas RM1,500 kepada semua penjawat awam iaitu RM1,000 pada awal Januari 2018 dan RM500 menjelang Aidilfitri.

* Pesara kerajaan menerima bayaran khas RM750 iaitu RM500 dibayar pada Januari 2018 dan RM250 lagi menjelang Aidilfitri. - BERNAMA

Resepi Kuey Teow Goreng Oyster Orang Kampung

Assalamualaikum dan salam sejahtera

Korang pernah makan Kuey Teow Goreng Oyster Orang Kampung? Ada tak menu ni kat mana-mana restoran? Rasa macam tak ada je kan...heeee


Resepi, Kuey Teow Goreng Oyster Orang Kampung,


Disebabkan mood terlebih rajin da sampai, 2 3 hari ni memang rajin sesangat la Qiya masuk dapur. So, hari ni Qiya masak simple-simple je. Guna semua bahan-bahan yang ringkas dan mana yang ada stock dalam peti sejuk je untuk masak Kuey Teow Goreng Oyster Orang Kampung ni.

Mood memasak ni tercetus lepas Qiya pergi event Lee Kum Kee 'My Fun Cooking 2017' - Round 1. Seronok tengok diorang masak. Muda-muda pun da kreatif dan nampak sangat minat dan bakat diorang dalam bidang masakan ni memang semulajadi. Sesuai la kalau diorang belajar dalam bidang kulinari dan kembangkan kerjaya sebagai chef bila besar nanti!

Owh...terpanjang plak cerita Qiya di kala subuh nan sunyi ni... hehe




Jom kita sambung semula Resepi Kuey Teow Goreng Oyster Orang Kampung ni ye...bahan-bahannya adalah seperti yang Qiya senarai kan kat bawah ni...

Bahan-bahan:-

1 bungkus kuey teow
1/2 labu Bawang besar
3 ulas bawang putih
Segenggam ikan bilis
2 sudu sos cili
2 sudu sos tiram/oyster 
2 sudu kicap manis
4 sudu minyak
Daun kucai
Daun bawang
100 ml air

Cara memasak:-

1. Panaskan minyak. Tumis bawang putih dan bawang besar yang ditumuk halus sehingga naik bau.
2. Masukkan ikan bilis yang juga ditumbuk sederhana halus bersama daun kucai dan daun bawang yang telah di potong.
3. Masukkan sos cili, sos tiram, dan kicap manis. Kacau seketika.
4. Tambah 100 ml air, masukkan kuey teow dan biarkan ia mendidih seketika.
5. Siap untuk di makan bersama keluarga tercinta 😊

Hafizh Syahrin menang tempat ke-3 di Litar Twin Ring Japan MotoGP 2017

Bagi peminat sukan MotoGP, Qiya memang tak ketinggalan untuk mengikuti perkembangan semasa lagi-lagi bila ada pemenang dari Malaysia yang berjaya naik ke podium. 


Hafizh Syahrin, MotoGP, Moto2, Grand Prix, Litar Twin Ring Motegi, Litar San Marino, Petronas Raceline, Motor Sport,
Hafizh Syahrin memenangi tempat ke-3 di Litar San Marino pada September 2017 (Gambar dari Google).


Berumur 23 tahun, Hafizh Syahrin Abdullah bukan lagi calang-calang pelumba bila berjaya menduduki tempat ke-3 dalam perlumbaan Moto2 di Litar Twin Ring Motegi, Japan semalam.

Ini adalah kali kedua Hafizh Syahrin berjaya naik podium setelah memenangi tempat ke-3 di Litar San Marino September lepas mewakili kumpulan Petronas Raceline.

Dalam perlumbaan di Litar Twin Ring Motegi ni Hafizh Syahrin berjaya menamatkan perlumbaan kurang 3.134 saat di belakang Alex Marquez (Marc VDS) yang menduduki tempat pertama pada catatan masa 32:08.091s manakala Xavi Vierge dari kumpulan Tech 3 Racing memenangi tempat ke-2 dan mencatat masa lebih 1.465 saat dari Hafizh Syahrin.

Ada ura-ura mengatakan Hafizh Syahrin akan bertukar ke Sepang International Circuit, SIC Racing Team tahun depan, juga untuk kategori Moto2. Dengar cerita pengumuman rasmi akan diadakan pada 24 Oktober ini.

Kata SIC Racing Team lagi Hafizh Syahrin adalah salah sorang calon yang paling sesuai untuk menyertai perlumbaan dalam kategori MotoGP pada tahun 2019 dan mereka mensasarkan pelumba dari Malaysia untuk berlumba dalam kategori MotoGP di Litar Antarabangsa Sepang tidak lama lagi.

Perlumbaan MotoGP seterusnya akan berlangsung di Philip Island pada 20-22 Oktober 2017 manakala perlumbaan MotoGP di Litar Antarabangsa Sepang pula akan berlangsung pada 27-29 Oktober 2017 ini.

Bangga kan bila ada anak Malaysia yang berjaya mengukir nama di persada antarbangsa ni? Qiya tak sabar nak tunggu Hafizh Syahrin berlumba dalam MotoGP dan bersaing dengan bintang-bintang ternama seperti Valentino Rossi, Marc Marquez, Dani Pedrosa, Jorge Lorenzo, Vinales dan ramai lagi.

Tahniah diucapkan buat pelumba Moto2 dari Malaysia, Hafizh Syahrin dan team Petronas Raceline kerana berjaya memenangi tempat ke-3 dalam perlumbaan Moto2, Grand Prix di Litar Twin Ring Motegi, Japan pada 15hb Oktober 2017.

Mungkin agak ketinggalan sikit sebab kadar Dividen dan bonus ASB 2016 da lama diisytiharkan tapi Qiya baru je nak tulis tentang Kadar Dividen Amanah Saham Bumiputera (ASB) dan bonus bagi tahun 2016 ni.

Could 400 times sit-up exercise flatten my tummy?

Today I got a chance to make more than 400 times sit-up or abs workouts plus 1 round jogging about 1km of jogging track in front of my house. The question is 'could 400 times sit-up exercise flatten my tummy?' 😅

I love to focus on yoga, abs, and simple cardio workouts like jogging and squads. Yoga can enhance my focus because when doing any position for example fish pose I have to curle my backbone and keep my head be a support and at the same time I have to take a deep breathes so that I can sustained the position a bit longer. 

Abs workouts can trim excess fat on our tummy so that it can be flatten and our body shape looks beautiful while cardiovascular exercises such as jogging and squads can strengthen our heart, strenghten our lower body parts, and shape our butt so that our blood will flow smoothly inside the blood vein and keep our body fit as well if we consistently doing so.

This 400 times sit-up exercise might flatten my tummy and your tummy as well with one condition that is this abs workouts must be doing continuously in our daily basis.

Bayar saman trafik di Dewan Bandaraya Kuala Lumpur (DBKL) secara rayuan

Siapa pernah kena saman trafik atau kena kompaun sebab parking kereta ikut suka hati? Siapa yang kerap travel mesti pernah kena kan...sama la dengan Qiya, kalau pergi tempat yang tak berapa biasa mesti kekok dan tak tau nak parking kereta kat mana.

Bila nampak ada banyak kereta parkir kat bahu jalan kita pun tumpang la sekaki tapi dalam hati tetap ada rasa ragu-ragu 'tak apa ke parking kereta kat sini?', 'tak kena saman ke?' tapi tetap degil parkir juga kereta kat tempat yang tak dibenarkan oleh penguatkuasa tu.

Tahun 2017 ni rasanya ni la pertama kali Qiya kena saman trafik. Kadar kompaun 1-15 hari RM100, 15-30 hari RM150, dan selepas 30 hari RM250. Banyak tu... boleh buat beli skincare Hada Labo 1 set yang saiz besar tu...hehe

Tapi mujurlah boleh bayar saman atau kompaun trafik ni kat Dewan Bandaraya Kuala Lumpur (DBKL) secara rayuan. Tak ada la nak kena bayar ikut rate sebenar. Kalau tak termenung jugak la kan...

Qiya kena saman DBKL ni bulan lepas, 20hb September 2017 dekat Sri Hartamas Shopping mall. Masa tu da la DUIT tak berapa nak ada. Berapa puluh ringgit je ada dalam purse. Qiya memang tak boleh ada banyak cash dalam purse, habis nanti Qiya shopping bukan-bukan...sebab tu Qiya suka tinggal puluh-puluh ringgit je dalam purse... kalau tak jangan harap la dapat menyimpan...

Bila duit ada ngam-ngam untuk bayar tol, minyak, makan, dan parking yang biasa-biasa tu mula la terfikir 'cukup ke duit ni nak bayar parking dalam Sri Hartamas Shopping mall ni?'. Mind set Qiya plak 'Sri Hartamas ni tempat orang kaya, mesti parking mahal...' 

Hahahahahahaha....

That's why la Qiya ambil jalan mudah dan parking je kat bahu jalan depan Sri Hartamas Shopping mall sebab Qiya ingat kalau parking setengah jam tak sempat la kena saman... tapi hampeh...kena jugak kompaun dengan DBKL tu...

So tadi Qiya pergi la bayar kompaun kat DBKL. Sebenarnya boleh je bayar online kat website MYEG tapi bila Qiya nak register akaun guna main email Qiya tiba-tiba tak boleh dan keluar error message email address Qiya tak dibenarkan tapi tak tau plak kenapa tak boleh. Malas nak fikir panjang atau try and error guna email address yang lain so Qiya decide pergi jela DBKL tu.

Bila sampai kat DBKL tadi Qiya nyaris-nyaris nak bayar kompaun tu kat kiosk je tapi tergerak hati nak ambil nombor dan bayar kat kaunter. Bila sampai kaunter staff DBKL tu pun tanya 'da buat rayuan ke?', pastu dengan penuh excited dan muka pun da macam kerang busuk tersengih-sengih secara spontan Qiya pun tanya la 'boleh ke buat rayuan?' dan staff tu pun jawab 'boleh, pergi bilik nombor 13'. 

Bila buat rayuan kompaun tu dikurangkan dari RM150 menjadi RM30 je...huhuhu...balance duit spare Qiya tu dapat la beli skincare Hada Labo...kebetulan pencuci muka pun da nak habis, toner pun nak habis jugak...hehe

Owh tapi sebelum tu Qiya ada tanya staff DBKL tu kalau bayar kompaun tu secara online kat website MYEG boleh buat rayuan ke, dia kata tak boleh. Offline je boleh buat rayuan sebab nak kena dapatkan pengesahan daripada pegawai DBKL tu.

Alhamdulillah. Complete pun misi bayar saman DBKL hari ni. Lepas ni kena complete kan misi bebas dari saman trafik plak. Penat la kalau kena saman ni. Selagi tak bayar saman selagi tu la hidup ni rasa tak aman. Hari-hari terfikir pasal saman je. Sama la rasanya bila kita fikir tentang hutang...rasa terbeban sangat-sangat...lepas ni Qiya nak settle kan hutang Aeon Kredit plak, sikit lagi tu...jia you jia you!

How to be a Millionaire over the next 20 years?

Do you ever think how you can be a Millionaire over the next 20 years?

This article is not teaching you how you can be a millionaire in a split seconds. That's sound good to be true right which is similar to an impossible thing!

I provided screen shot of a calculation by using financial calculator below to show how you can be a millionaire over the next 20 years or 240 months.

How to set the value using this calculator? First thing you need to set your financial goal or how much money you want to accumulate for the period that you decided. For example you want to achieve RM1,000,000 within 20 years. 

In this calculator -RM5,000 will be your Present Value (PV), RM1,000,000 is your Future Value (FV) while 240 months will be the investment periods and annual rate of return is 8%. 

So, how you will achieve your goal to be a millionaire? 

When I said a millionaire means you need to have at least RM1 millions in your account. It is not include other assets such as your property, liquid assets that refers to precious metals like golds and silver, and so on.

Actually you can refer to this calculator in payment column. It shows that you need to make your monthly savings of RM1,716.51 in order to develop your millionaire's fund over the next 20 years. 

Simple right? It might looks simple to you but discipline is the key factor to achieve your financial goals for your better future and your next of kins. 

Before I forgot, I want to share with you a story of an Indian uncle that make investment of RM100,000 more than 20 years ago. He just let the money invested and let his agent take care of his money. 

But when he reallised that his agent is no longer service him and seems disappear he went to service centre angrily. When the branch manager ask what happend he said that his money amount RM100,000 that he invested before is totally loss. 

Then the manager ask his details for checking purpose and told the uncle that his money still there. The account is still active. Do you think how much the current value belongs to that Indian uncle? It is RM1,000,000!!! Unbelievable right? 

When the manager told him he had RM1 millions in his account he was so surprise and finally he decided to take out all the money and he was a millionaire at his retired age. So inspiring is it?

Other than that, I always ask a question of 'how much your savings goal?' to my prospects and my friends as well. Some have clear goal and some of them didn't have any goal. They just make savings, that's all and nothing to achieve except have a little money for survival. 

Very powerful quote for better future I think is 'live by design, not by default'. Are you agree with me?

Apartment Prices in Kuala Lumpur vs. Shanghai

Assalamualaikum and good morning

Today is my lazy day, perhaps. So, I decided to stay at home and just make my reading on a notes given to me on last Tuesday at an investment seminar that I attend at Puchong Financial Corporate Centre (PFCC) which is contains the information of apartment prices in Kuala Lumpur versus Shanghai on 2017.

The topics are quite big and more on technical knowledge that make me couldn't digest some of it. The title is Understanding New Driver of China's Economy and Understanding the Catalysts of China's Market.

I will not touch all of them as I mentioned at the beginning of my post that I am sooooo lazy today and I will not doing a bigger task today, unless I change my mind...hehe...my mind keep changing according to the lesson learn from any motivational materials or videos I am watching on my daily basis. 

Normally I love to hear a short videos about 5-10 minutes on Youtube so that I will keep myself motivated while doing some abs exercises even I realised it is not working on my tummy at all! Hahahaha...

The apartment prices in Kuala Lumpur vs Shanghai today create my interest to write this post because it makes me stop thinking the burden of living cost in Malaysia but just work harder and smarter, and the same time develop a better financial planning to increase my income and my retirement fund rather than keep complaning and blaming other people due to living cost increase day after day for example fuel price. 

Individually we can't control the comodities prices because it is not under our jurisdiction. What we can do normally are do extra work and allocate our money in any investment instrument that will boost or grow our money.

Alright. Back to apartment prices in Kuala Lumpur vs Shanghai. Price per square foot to buy apartment in city centre of Kuala Lumpur and Shanghai are RM1,009.84 and RM5,553.82 respectively. Besides that, price per square foot to buy apartment outside city centre of Kuala Lumpur and Shanghai are RM571.07 and RM2,509.59 respectively.

In China, they have a Property Tightening Policies that been announced where they increase the minimum down-payment ratio in Beijing and they introduce or enhance home purchase restrictions (HPR) in Shenzhen.

If in Malaysia only 10% down-payment have to pay to buy a house, but in Beijing the government increase the down-payment from 20% to 35%-40% for buying their first-home while for second-home they increase the down-payment from 30% up to 70%-80%.

At the same time, residents in Shenzhen China have limits of buying house due to home purchase restrictions (HPR) policy which is they can buy only 2 units of local houses and 1 unit of non-local house. Can you guess how many unit of house can we buy in our country? Any limit that restrict us? I don't think we have such policy!

So, do you think we are luckier than the people who are living in Shanghai? The answer might be yes or no, but FYI our price of apartment is actually 5 times cheaper than the price of apartment in Shanghai. 

How they can have more money than us? Is it because of they living in developed country? The answer might be similar to the question of how rich people afford to buy a nice, expensive, and luxury things while the poor people couldn't? I have no answer for these questions but hard work, persistence, positive thinking, and if we follow the successful tracks it may can help us to achieve our dreams.

Sihatkan tubuh badan anda di Rockafella Fitness

Assalamualaikum dan salam sejahtera.

Lama rasanya Qiya tak bersiaran kat blog kesayangan ni...macam bersiaran kat radio la plak...hehe

Sampai jadi terkejut bila buka dashboard blog ni sebab entry Sihatkan Tubuh Badan anda di Rockafella Fitness ni Qiya tak post pun rupanya. Tulis tajuk pastu upload gambar then terbiar je dalam draft.

Da sebulan kot tak update blog ni sampai ada rakan blogger yang tegur Qiya katanya sayang la kalau biarkan je blog tak berupdate. Kena tingkat kan jumlah follower dan bla bla bla bla...haha... 

Qiya bukan tak nak aktif tulis blog tapi kekangan masa sebenarnya sebab daily routine Qiya normally arrange appointment dengan client. Actually dalam schedule Qiya hari-hari pun ada appointment dan hari-hari la jumpa orang kalau appointment tu tak cancle. 

Pagi tadi pun Qiya ada appointment kat Sijangkang, dekat Telok Panglima Garang tu. Qiya perhati jugak kawasan tu sebab first time kan masuk kawasan Sijangkang tu. Memang kawasan kampung tapi not bad la...ramai jugak yg bawa kereta Merc...apa kaitannya kereta Merc dengan entry Sihatkan Tubuh Badan Anda di Rockafella Fitness? Haha...tak ada kaitan pun...saja je melalut ni...

Qiya tak boleh tulis entry panjang-panjang buat masa ni sebab I only have a limited time nowadays. Banyak masa nak kena focus pada career je. Hari ni sebab rasa tak sedap badan after a week tak rest. Setiap hari keluar jumpa client. Hari ni je Qiya surrender...lepas balik dari Sijangkang tadi tu ingat nak pergi Kota Kemuning sekejap sebab da delay kerja seminggu lebih kat situ tapi seriously tak larat. So, Qiya pun balik je rest kat rumah. Tapi pinggang still sakit lagi ni...masuk angin kot...hohoho

Owh cerita pasal Rockafella Fitness tu ye...terlupa plak... Gambar ni masa Qiya kerap ulang-alik ke Sg Buloh atas urusan kerja jugak...Rockafella Fitness ni bertempat di Saujana Utama Sungai Buloh...tempat ni memang aman damai...parking pun free...ada satu mall nama dia Saujana Utama (SU) Mall... kat SU Mall ni ada Spa, Saloon, Poslaju, dan yang paling best ada lift...1 tingkat je tapi ada lift...hehe

Walk-in kat Rockafella Fitness ni RM5 je kalau untuk weight workout tapi kalau nak guna alat untuk Cardio contohnya Treadmill tu ke RM8 per entry kalau tak silap. Kalau korang yang duduk berdekatan dengan area Saujana Utama ni boleh la singgah-singgah untuk sihatkan tubuh badan kat Rockafella Fitness ni kan.

Ok la ye... Qiya rasa cukup la entry ni sampai sini je...tak ada cerita ilmiah pun...so malas la nak cerita panjang-panjang...hehe
